Most garage door cable and roller repair calls we take in Omaha start the same way - the door moved fine yesterday. That is normal. The components that fail are load-bearing, and load-bearing parts fail suddenly rather than gradually. While it is apart, sealed-bearing nylon rollers are the upgrade actually worth paying for - quieter, far less drag on the track, and several times the life of the plastic ones.

A roller that has stopped turning does not stay a roller problem. It drags, and what it drags is the track, so a cheap part left too long becomes a track section and a realignment. If the van is already there for a cable, the rollers cost parts and almost no extra labor.

Before you call: four things you can look at

None of this involves touching anything under tension, and all of it makes the phone call shorter and the estimate more accurate. Two minutes in the garage with the door down is enough.

  1. Compare the two cablesOne slack and one taut is a cable that has slipped or snapped. They should look identical.
  2. Spin a roller with a fingerWith the door down, a roller should turn freely. One that will not turn is dragging in the track and taking the track with it.
  3. Look for whiskersBroken strands standing out from the wire, usually within a foot of the bottom bracket. That is the warning stage and it is worth acting on.
  4. Listen while it movesGrinding and juddering that comes from the sides rather than the ceiling is rollers and track, not the opener.

None of that means the lowest quote is wrong. It means the three questions worth asking are: what is the part, is it both sides, and is this price fixed.

Should you fix it or change it?

Asked on nearly every visit, and the answer is rarely the one people expect - most doors that look finished are not, and a few that look fine are.

Before we get there

The bottom bracket the cable attaches to is under the full spring load. It is the single most dangerous bolt on the door and it is marked as such on most doors for that reason. Loosening it without unloading the spring first releases the whole counterbalance at once.

There is no safe way to keep using it, and there is no prize for trying. Load that should be on the counterbalance goes somewhere else instead - hinges, brackets, the opener's gear - and each of those is a bigger bill than the part that actually failed.

If the car has to come out, do it with the door fully down and the opener released. A partly-raised door with no working spring will finish the journey by itself.

What to use, and what to stop using

The most common thing we find on a badly maintained door in Omaha is not neglect - it is the wrong product applied enthusiastically.

WD-40 is a water displacer and a solvent. Sprayed on hinges and rollers it strips the grease that was doing the job and leaves a film that attracts dust. It has a place on a garage door and that place is nowhere.

Grease on the track is the other one. The track is not a bearing surface - the rollers roll along it. Grease turns it into a grit collector that grinds the roller bearings out.

What you want is a white lithium or silicone garage door lubricant, on the hinge pivots, the roller stems, the spring coils, the bearing plates and the opener rail. Twice a year, wiped rather than flooded.
